Moisture issues account for over 80% of flooring installation failures, causing more than $1 billion in damages annually. The more porous a material, the higher the risk of harmful moisture vapor transmission that can damage the finished floor. While older slabs are often assumed dry, outdated vapor barrier technology means these slabs may contain more moisture than expected. Over time, vapor barriers can deteriorate—or may be absent entirely. These factors must be evaluated in both remodels and new builds to ensure a long-lasting installation.

5.1 Moisture Testing—All concrete slabs shall be tested for moisture regardless of age or grade level. For the preferred moisture testing method and limits, consult the written instruc- tions from the floor covering manufacturer, the adhesive manufacturer, the patching/underlayment manufacturer, or combination thereof.

Drilling into the concrete and setting the InSitu probes

RH testing is done per ASTM F-2170

The importance of knowing the slab thickness can be seen here.

InSitu probes measure the amount of moisture that is IN the Concrete, CaCl Tests measure the amount of Moisture Vapor that is passing THROUGH the concrete.

Proper floor covering installation requires a proactive approach, and accurate moisture testing is the best defense against moisture-related issues that can lead to costly delays. At Preferred Flooring, we are proud to be certified by the International Concrete Repair Institute, Inc. You can find our certified team members on the official list HERE.

Here’s an overview of common flooring failures due to moisture:

  • Adhesive Failure: Excess moisture can weaken adhesives, causing tiles, planks, or sheets to loosen or detach from the substrate.

  • Blistering and Buckling: In resilient or vinyl flooring, moisture can lead to bubbling, blistering, and warping, compromising the appearance and safety of the floor.

  • Mold and Mildew Growth: Moisture trapped under flooring creates a breeding ground for mold, impacting indoor air quality and causing health issues.

  • Discoloration and Staining: Moisture can cause staining or discoloration in natural stone, wood, and some resilient floors, affecting the aesthetic.

  • Substrate Damage: Over time, moisture can deteriorate the substrate, requiring costly repairs.

Proper moisture testing and barrier systems help mitigate these risks and extend flooring life.
